Our Process.

DNDStudio Inc was created with the intention to simplify the process of getting designs built.  

 

Many projects experience delays and budget impacts because the priorities of the client have not been maintained as the guiding principles of the design process.

DNDStudio Inc prioritizes the project / client goals at each phase of design, while also providing clear communication and transparent budget and timeline consideration before progressing to each phase of a project.

Consultation

This is offered complimentary as an initial consolation is needed to meet and discuss the project requirements, goals and budget.  This consultation helps establish a clear understanding of the client's vision and sets the foundation for the design process. 

Conceptual Design and Testfit

During the conceptual design phase the clients needs, project objectives, budget constraints, site conditions and any regulatory requirements are considered.  Research on architectural styles, materials and technologies with direction provided from the client. Sketches of initial design concepts based on this information and inspiration.  This often involves site visits, meetings with the stakeholders.  At the end of this phase, there is 1 layout / design selected to move forward to the next phase.

Design Development 

The design development phase is a critical stage in the design process, where initial concepts evolve into detailed plans ready for implementation. Collaboration, iteration, and attention to detail are key principles that guide this phase to ensure the successful realization of the design vision.

This phase concludes with the finalization of the design. This includes obtaining approval from stakeholders, preparing final drawings and specifications, and ensuring that all necessary documentation is complete and accurate.

Construction Documents

The construction document phase is a critical step in the design project, as it provides the detailed instructions and specifications necessary to bring the design to life during the construction process. Clear, accurate, and comprehensive documentation is essential to ensure that the project is built according to the intended design and meets all requirements and standards.


This phase is a pivotal stage in the design project where the detailed plans and specifications created during the design development phase are translated into documents that guide the actual construction or implementation of the project.  

Bidding and Negotiating


The bidding and negotiation phase of a design project occurs after the completion of the construction documents and is a crucial step in selecting a contractor to execute the project

This phase plays a critical role in the successful execution of a design project by selecting a qualified contractor and establishing the terms and conditions of the construction contract. Effective communication, careful evaluation, and thorough negotiation are essential to ensure that the project proceeds according to plan and meets the expectations of all stakeholders involved.

Construction Administration


The construction administration phase of a design project involves overseeing the implementation of the design during the construction process. It's the stage where the design team ensures that the project is built according to the specifications outlined in the construction documents and meets the expectations of the client.

Close Out and Lessons Learned 

The lessons learned and closeout phase of a design project is the final stage where the project team reflects on the project's successes, challenges, and areas for improvement. It involves documenting key insights and experiences gained throughout the project and formally closing out all project activities.

This phase of a design project provides an opportunity for reflection, documentation, and celebration of the project's achievements. By capturing valuable insights and experiences, the project team can improve processes, enhance performance, and contribute to the success of future projects.
